Pre-purchase Inspection

There are two reasons why a pre-purchase inspection is essential. It enables the prospective buyer to:

  • obtain the most comprehensive and objective report possible on the general condition of the building; and
  • learn about any defects likely to adversely affect the liveability of the house as well as its value.


Tarion Warranty Inspections 

Tarion  was created by the Government of Ontario in 1976 to protect consumers of new homes by ensuring that builders abide the provincial legislation. Tarion provides 30-day warranty,  year-end warranty, 2-year warranty and 7-year warranty for new home buyers. The 30-day warranty and year-end warranty are most important warranties.   The 30 days inspection can make defects exposed as soon as possible; the year-end inspection can make home owners catch the important chance to get defective items repaired since the warranties for most items will expire by this time.

We provide professional home inspections to identify the deficiencies and potential hazard of your homes and make them noticed and repaired before the deficiencies have resulted in severe situation or the warranty expires.


New Home Frame Walk Inspection

The new home builders usually provide his clients a chance to visit the framing work of the new home before the framing is covered by insulation and interior drywall boards, this is called frame walk. It is a perfect time to for the home owners to have the major structural elements inspected since at this process of construction, all above grade structural elements and concrete foundation walls are visible. 

The inspection will concentrate in structural deficencies and will include concrete defects such as delamination, spalling, cracking, cold joints, honeycombing; timber defects such as improper connections, deformed pieces, decayed members, wet members, split timbers, leaned truss erection ; improper waterproofing and backfill, unexpected settlement and deflection etc.


Pre-delivery Inspeciton (PDI)

PDI  is usually carried out by home owners themselves, the purpose of PDI  to verify if the home has been constructed as the purchase contract. The most time consuming task during PDI is introducing the home features to the home owner by a representative of the home builder. 

A few items need to be recorded on PDI form to avoid any dispute about whether the damage was caused by the builder. These items include door screen, inadequate water supply (no warranty),faucets and fixtures, plumbing fixtures, appliances or trim fittings, cracking or chipping of porcelain, enamel or fibreglass surfaces, solid countertop, electrical outlets or switches, electrical fixture, proper operation of HVAC system, condensate line from furnaces or HRV is blocked, drywall surfaces, wall covers, mildew or fungus on interior surfaces, all doors, hammer marks on trims, carpet seams visible, wood flooring, broken ceramic tiles, garage door damage, sod/seeding not completed, trees/plants died, tee stump on the property, unfinished landscaping. 

We can do the PDI although we do not recommend it, generally it is not a perfect timing to do a thorough home inspection.


Special Home Inspections

Home owners may find issues when they are living in the home such as basement leaking, foundation settlement, concrete wall or slab cracking, insulation issue, condensation issue, expected floor deflection, safety evaluation following fire accident etc.  In this case, a general home inspection is not necessary and it will not give home owners an issue related professional advice either. 

When a home owner encounters the problems, we can present on site to have an special inspection performed. Based on the condition assessments we will provide with professional assessments and solutions as to the specific concern to the home owner.


Pre-listing Inspection

Opposite to the pre-purchase inspection, the pre-listing inspection is requested by a home seller instead of a home buyer. It will help home owner to understand his (her) home and price the home reasonably.
